Thank you for a wonderful season!
(In no particular order) I would like to thank the following people for their help this season, we could not have made as much progress as we have without all your help and support! Board of Directors (Stan, Jim, Judy, Mary, and Mike), HOA Boards, Kerry/Activities, Utilities-Jennifer and Doug, Pro Shop Manager Lynn and staff, the awesome Maintenance staff, my right/left hands Benita and Julie in Admin, the gate attendants, Herren landscape/golf course staff, CERT/CAP volunteers, Oats Realty/staff, Tiki Bar, Buddy’s, Hole in One/TJ and staff of all on-site vendors! Thank you to the volunteers that assist in anything and everything within the community! Every one of you contributes to the success of Deer Creek!

We are now ending the season and many of you are heading out. Although this email of news is quite lengthy, we wanted to provide as much information as possible at one time. We have included links for the attachments if you need/want more information about a topic.
- Employee-William/Bill McBey: (On behalf of the Board of Directors) In interest of calming rumors, Bill was not fired. He was brought in for disciplinary action because of an incident and Bill quit.
- Tiki Bar new hours starting Sunday, 04/28: Monday, Wednesday, Thursday and Sundays-open at noon. Tuesday, Friday and Saturday-open at 3pm.
- Cynthia's Mobile Foods & Catering: (Food trailer @ MCH parking lot) will be preparing foods for residents/golfers during off-season. Starting 04/29: Breakfast 7am-1030am and lunches prepared for golfers (but all welcome) starting at 12:00-2:30-Monday-Saturday, until further notice.
- Community Dinners: Community dinners will be starting May 9th. There is a sign-up sheet at MCH (calendar) if you are interested in helping. It is served from 5-7 OR when gone. If you have further inquiries, please reach out to TJ or see Rick.
- New Summer hours for Admin: The purpose of this new policy is to provide team members with the opportunity to enjoy more flexible working hours. By implementing summer hours, team members can benefit from an adjusted schedule that allows for earlier departures on Fridays, while still maintaining the necessary productivity and meeting the needs of the Organization. I have requested this for our Administration staff due to them being mothers of children and providing a way for appointments and/or activities during the summer months. The new ADMINISTRATION hours will be Monday-Thursday 8am-5:30pm and Fridays 8am-12noon. This will start June 3rd and remain in effect until September 3rd. We are “trying” this year to see how it works for everyone. We appreciate your understanding.
- Greens: The temperatures have risen, the sun is out, and the greens are growing at a rapid pace. 80% of the algae areas have been eradicated. The greens were fertilized with a spring mix and continue to get weekly spray applications. We had soil test completed and everything looks good except for low potassium numbers. We will be implementing fertilizer applications focused on resolving this issue. Tees and Fairways: These areas are starting to transition as winter overseed dies off and Bermuda takes over again. Irrigation/Pump Station: The pump station continues to run smoothly. We are in the process of cleaning all the filters in the bottom of the sprinklers. Landscape: Landscaping is in full swing with weekly mowing and trimming. Common areas have been fertilized and treated with an herbicide to control lawn weeds.
- Hurricane preparedness: Be sure to tie down or relocate any outdoor objects that could be swept away in a hurricane. We hope there is no bad weather, but it is better to be safe than sorry! Please be sure to have someone look after your lot while you are gone. Weeds can grow through the cracks of the cement, through pavers and sprout in the flowerbeds and shrubs. Please don't offend those neighbors that live year-round by letting your lot become unsightly. These are just a few reminders to help avoid any accidents or violation notices.

- Tree Service: Briggs Tree Service will again be on property to trim Deer Creek common area trees in June. Briggs has again agreed to do trimming for residents at a discounted price while they are on property. Everyone who signed up in January is already on the list for June. If anyone has a new request, you should submit a form, but please contact Briggs first for details and pricing. Upon receipt of request, Briggs will provide you with an estimate prior to start of the job for your final approval. If you are not signed up in advance, you are not eligible to have work done. Their contact information is (863) 557-9991 or email: briggstreeservice@gmail.com. **YOU MUST RE-SIGN UP EVERY YEAR!! A blast email with details will be sent to residents when the new season arrives.
If you are aware of a common area tree that needs trimming, please send me (Samantha) an email at sjewell.pmdeercreek@artemislifestyles.com to verify if need and on list. We appreciate your help.
- Speed limit and stop signs: We ask all our residents and guests to adhere to our 10mph speed limit. We often witness people in golf carts and vehicles, well over the limit, sometimes causing danger to those walking or driving. Obey the STOP signs and speed limits set in our community.
- Monthly maintenance fees 2024: There are still many people paying the 2023 rate. We have sent many emails out with no response. Please reach out to Benita at assistant.deercreek@artemislifestyles.com or by calling 863-424-2839, extension 104 for assistance. Rates went up in January. Many of you have a balance which will incur late fees. You may inquire with Julie (extension 101) at reception to check account to make sure! Emails and letters are sent to all those who have balances. BOLO (Be on lookout) for them.
- Complaints/work orders: If you have a complaint/work order request, regarding a neighbor or area in your specific community, it should be submitted to your HOA board. If you have a complaint/work order request for common area, you may submit it to These should be sent to Benita at assistant.deercreek@artemislifestyles.com. Community requests (in your personal community) should always have HOA authorization/verification. They will then submit it to the office if they feel it is validated to move forward. If it is anything that needs immediate attention, please do not hesitate to contact the office or on-call maintenance.
- Updating your information: Each resident has a “unique” code they should provide to guest/visitors, to call on box. (This is NOT the resident/contractor code) This will call your number on file and press CALL, and you will press 9 on your phone, which will allow access to the community. It is very important to verify we have your most current contact information on file. You can visit the administration office and speak to Julie or email her at deercreekrv@artemislifestyles.com to verify your information on file. (Please have your identification on you, if you visit the office, to verify ownership)
- Call Box-Resident codes: We will be resetting the resident codes in July. Resident codes will be provided in a blast email or individually, to residents only. Your resident code is not to be given to any guest or contractor. These codes will be re-set about every six months, to ensure the safety of our community. This is more reason, to have your contact information verified/updated accordingly.
- Bulk Trash container: Please remember No Refrigerators, freezers or air conditioners are to be placed in there. No hazardous materials, florescent bulbs, chemicals, or paint. See “Bulk trash rules” under rules and regulations link. https://deercreekrvonline.com/rules-regs-info/
- Water/Utilities: A reminder from Deer Creek utilities to all property owners. If you are leaving for the summer, you may want to consider turning your water off. Owners are responsible for the maintenance and repair of the water meter box and lid on your property and for leaks on your side of the meter. The utility office can provide you with a list of vendors if your meter box needs replacement. Meter boxes should not be covered with landscaping materials or allowed to be buried under vegetation. If there is a sewer manhole on your property, you are not allowed to impede or restrict access to the sewer lid. You are not allowed to cover the lid with pavers, concrete or stone. If a manhole is discovered on your property, you are responsible for code conforming landscape around it after it is uncovered. Deer Creek owns the manhole, regardless of you owning the property. - Renters: Homeowners, please make sure you are submitting the renter forms to your HOA as well as the Administration office. - Incidents: When a break-in may happen, witness to any incident including gate issue happens, be sure to report to the Administration office. You can complete the form https://deercreekrvonline.com/wp-content/uploads/2020/08/Accident-or-Incident-report.pdf to have it recorded on file.
- SELLING YOUR PROPERTY? Estoppels are required and take time! Estoppel requests from your broker or title company are applied for through the website estoppels.com. The estoppel requests usually are complete within 10 days and there is an additional $100 fee to have expedited. Although we understand you want to sell as quickly as possible, this process must be completed, so be aware of it moving forward with any arrangements. The Administration office on-site is not involved with this process. The Deed Department at our management company processes all the requests. It is an 8-10 business day turnaround. It is 1-3 business days for a Rush option.
Unfortunately, some closings and transfers of ownership take up to 45 days to transfer to the new owner. Benita (community supervisor) will email you with the details of your new account once it has been created. This is done by the closings department at Artemis. If you have a particular inquiry for the closings department, their email is estoppelsdeeds@artemislifestyles.com.
For the 4-core communities (OP, EV, PP and RP) there is also an estoppel process due through your HOA. Please provide your treasurer's contact information to your broker/title company so this is done as well. All communities require 55+ approval/application prior to closing.
- Citizens Assisted Patrol, or C.A.P., is a program initially started by the Sheriff’s Office to assist law enforcement officers in combating crime throughout the county. C.A.P. volunteers patrol the unincorporated areas of the county using specially marked golf carts and patrol cars acting as extra eyes and ears for law enforcement. C.A.P. volunteers are provided with uniforms. Volunteers do not carry weapons and have no law enforcement powers. All C.A.P. volunteers are subjected to background checks and must participate in training. There are 67 C.A.P. communities throughout the county.
Not only are they in the unincorporated areas of the county, but also in the cities of Lakeland, Winter Haven, Haines City, Lake Wales, and Dundee. This extremely successful program assists the Sheriff ’s Office in deterring crime by providing highly visible patrols who report suspicious activities to the Emergency Communications Center and district supervisors.

It is important to show “presence” in our community to allow homeowners and visitors to know that we are proactively participating in programs that benefit our community.
