Hello residents!
Our MCH pool resurfacing project is progressing on schedule. The pool deck work is currently underway and, when finished, will provide a cooling, non‑slip surface.
Please allow the contractor to complete all steps before raising concerns about the finished appearance — this project follows a process and final quality is visible only after completion.
Worksite Conduct and Oversight
• Do not approach or question vendors on site. For safety and quality control, please direct any observations or concerns to the maintenance team or to the ADMIN office.
• Oversight: Our maintenance staff, the pool vendor, and project supervisors are responsible for monitoring the work and ensuring standards are met. We had similar decks completed recently and we are confident in the vendor’s workmanship.
Pool and Spa Curing Timeline
• The pool and spa were resurfaced and require a minimum 30‑day curing period, which expires February 13, 2026. (Subject to change-we will inform)
• We are aware of the event scheduled for February 11, 2026; the vendor has advised the area can be opened for the event for foot traffic only (no swimming).
• While the recent cold snap has been uncomfortable, this cooler weather is actually beneficial for proper curing of the plaster and deck materials.
Solar and Geothermal Heating Review
We apologize if prior communications were missed. Here’s a brief summary of what has been explored:
• December 2020: We contacted Florida Power Services, Sun Commercial Solar, Solar Impact, Superior Solar, and Bob Heinmiller Solar. The consensus was there is no suitable location to install enough solar panels to make pool heating effective due to the pool’s size, the segmented clubhouse roofline, and lack of adequate ground space for a ground‑mounted array. A rooftop solar heater would provide minimal heat output and was not recommended.
• April 2024: We requested a geothermal heating proposal. Symbiont Service Corp quoted $193,968 for the pool and $20,963 for the spa, plus ongoing heater and maintenance costs; the installation would require extensive excavation.
Given the high capital cost, site constraints, and limited viable locations for effective solar collection, the board decided not to pursue these options at this time. Neighboring communities with heated pools were also considered in our prioritization.
Thank you for your patience and understanding while we complete this important maintenance. These resurfacing projects require careful timing and attention to detail to ensure the best long‑term result. We appreciate your grace and encouragement to staff and vendors during the work.
